How The One Plan works when you sell

Seven steps. Here’s a look at some of what’s in each.

  1. Plan. Your timeline, your finances, and what you want next.
  2. Prepare. A pre-listing inspection option, so potential issues show up before buyers find them. Your disclosures are done and ready the day you go live.
  3. Price. Three options for us to discuss. An aggressive price, to bring in as many buyers as possible early. A likely market value range. A higher price that may take longer. You’ll see what you could net at each. You pick the one that fits your timeline and your goals.
  4. Promote. An aggressive marketing plan to reach buyers and their agents, with your home live in the multiple listing service (MLS). The first 10 days tell us a lot, and you’ll hear what they tell us.
  5. Perform. Showings, agent feedback, and every offer reviewed with you. Before you accept, the buyer’s loan approval gets a loan officer’s review (mine), so you know what it means for your timeline.
  6. Protect. Your interests, in every negotiation: showings, offers and counters, and inspection requests. Every contingency date tracked and worked to. The hardest stretch of escrow explained before you get there, so it doesn’t catch you off guard.
  7. Post-close. Wrap-up after closing, and a relationship that keeps going.

What will my home sell for and what will I walk away with?

We start with recent sales around your home, which side of any neighborhood line it sits on, its amenities, and its condition. You’ll see three pricing options and what you could net at each, so you know what it could buy you next.

Do I have to make repairs or updates before I sell?

Not always. Some updates are worth it and some aren’t. We look at your home, your timeline, and your budget. You decide what to do.

How long will it take?

Your price, your prep, and the market set the pace. Your timeline sets the plan, and the first 10 days on the market tell us a lot.

What do you charge?

We cover that in our first conversation, after you’ve seen the plan and what it includes. That way, you can weigh the fee against the value you get.
