How The One Plan works when you buy
Can we afford it? Will a seller pick our offer? Will it close in time? What if I get this wrong? You don’t have to figure it all out on your own.
Two things have to qualify: you and the house. Your loan depends on you and on the property. Paying cash? You skip the loan, but the house still has to check out.
Seven steps. Here’s a look at some of what’s in each.
- Plan. Your timeline, your finances, and what you want next. A home search is set up for you, so new homes that fit show up in your inbox. See one you like? Send it to me, and I’ll find out where it stands.
- Prepare. Your numbers, with me or another lender. A pre-qualification checks your ideal price against what’s for sale where you want to live. A pre-approval confirms what you can afford, and we match it to the range you’re comfortable with. Paying cash? Your proof of funds is ready before you shop.
- Price. Private showings, together, in your approved price range. They start once we sign a buyer agreement, which spells out what I do for you and what you agree to. When you find the one, your offer price and terms are built from recent sales nearby, so you know where your number comes from. You’ll see what that number means for your payment and cash to close before you write the offer.
- Promote. You, presented as a strong buyer. Sellers who take cash are often buying certainty. Your offer gives them that. Verified funds or a full pre-approval in hand. A price that looks at what the seller nets. Insurance quoted early. Shorter contingency periods, when your prep is done. So your offer can stand next to a cash offer.
- Perform. Once your offer is accepted and escrow opens, we keep every term and deadline in your contract on track, all the way to the closing table.
- Protect. Your interests, in every negotiation: offers and counters, inspection requests, and the contingencies that protect your deposit. Every contingency date tracked and worked to. The hardest stretch of escrow explained before you get there, so it doesn’t catch you off guard.
- Post-close. Wrap-up after closing, and a relationship that keeps going.

Do I need a loan approval before I start looking?
Not to start. You can set up a search and see what’s out there. Before private showings and offers, you’ll want your numbers in hand.
What if I’m paying cash?
You’ll show proof of funds with your offer. The house still gets checked after your offer is accepted, during your inspection period: condition, insurance, and any HOA.
Do I have to use you for my loan?
No. Use any lender you like. If you use me, your search and your loan run from one plan. You’ll see how each one affects the others before you commit.
How much do I need for a down payment?
Down payment requirements vary by loan program and type. Some loans allow a small down payment, less than 20% down, and some require more. Your lender will give you your options, whether that’s me or someone else.
